We “the broker” may charge a fee of up to 10% in respect of a transaction and “the lender” would advance this fee to us on your behalf. The lender would deduct the fee from the loan and advance the balance of the loan to you. In addition to the broker fee to be deducted from the loan, the lender will pay a further commission, a maximum of 8% of the loan, to the broker in respect of the loan, and any optional insurances that I/we have chosen to take out in connection with the loan. Payment of the commission will be made directly by the lender to the broker and will not be deducted from the advance you will receive. Although we will receive a commission from the lender in respect of the loan and any optional insurances taken out in connection with the loan, we will act as your agent, rather than as the agent of the lender, for the purposes of this transaction.
